Roeser Home Remodeling always has been on the forefront of developments and trends in the construction industry. The company didn’t always operate as a Design Build business. But when the concept came into being in the early 1990s, Joe and Cindy Roeser immediately saw its value.
When the Roesers opened their doors to Roeser Construction Company in 1985, new construction and remodeling projects were done in the more traditional way – Design-Bid-Build. When a homeowner was ready to build a new home or remodel their current one, they hired a contractor and an architect / designer separately.
Once the homeowner had the project’s design in hand, it went out for bid and a contractor was hired. This was fine when everything went smoothly. But when problems arose, the two parties often placed the blame on each other. This put the homeowner in the middle and cost everyone extra time and money. It also makes for an unpleasant experience and relationship.
Enter the Design Build concept.
What are the Advantages of Design Build?
In Design Build construction, the homeowner works with a team. Our team consists of designers, project managers, and craftsmen. A partnership with a lender is on our team, which simplifies getting financing for the project.
Here are some advantages of working with a team on a design build project.
Design Build streamlines communication on the project. The homeowner deals with one team from beginning to end. Once construction begins, one project manager is assigned and will be in charge of your own particular project. The project manager coordinates with the designer, trade-contractors, and craftsmen to move the job forward. The owner will also receive regular updates on the projects progress, allowing for feedback and questions.
In the collaborative environment of a design build team, time is not wasted. That’s because when communication is streamlined and frequent, various project schedules can be arranged for better time management. Instead of waiting for material to come in, the project manager might assign a worker to begin on another part of the project.
Talking about money to relative strangers isn’t easy. We get it. But we also know how important it is to have a budget. Once construction begins, it is important to know exactly what you are getting without being surprised by unexpected cost increases.
With this open communication, get the most out of your budget by guiding you where there can be a price reduction in an effort to still fulfill your dream.
When you work with Roeser Home Remodeling, you’ll see we don’t cut corners. We use quality products. Quality doesn’t mean the most expensive; it just means it has that durability attribute that we believe in. One of our missions is to give you a “quality” project that will stand the test of time.
Roeser’s Approach to Design Build
Design Build is a project delivery method that offers both design and construction services under one contract. To see how this works, we’ll use Roeser Remodeling Company as an example.
The homeowner realizes their family has outgrown the home and an addition is needed. So they interview a few companies, as one family did, and decide they like Roeser Home Remodeling’s business values and ethics.
The first appointment
When you meet with the team at Roeser, you’ll share what your needs, what is not working with your home and your thoughts on how everything might work better. You’ll share your dreams, your vision. If it’s hard for you to imagine your dream, we are here to walk you through the process of creating a place that suits your life and your style.
Getting specific on the project
If we don’t discuss your budget when setting your appointment, we will on the first appointment. We’ll invite our lender in to talk to you about financing options, if you choose to take that route.
Once preliminary numbers are presented and discussed, we move to our Design Agreement. We bring our designers (architectural, CAD and 3D Designs), our trade-contractors and YOU, shopping for the selections needed to complete your project.
Brandi Ward is our Director of Design. She has a keen eye for what’s the latest in home decor and design. Roeser Home Remodeling is on the forefront of design trends and it’s in large part because of Brandi’s work.
Scheduling the project
Once the design is completed and financing is in place, the project can move forward. We’ll settle on a start date, give you a realistic time frame to complete the project, you will meet the Project Manager who will be leading the crew and who will communicate to you the progress of your project. And of course, you can contact us any time you have a question or concern.
